Commercial Property Search — how it works
This tool answers a plain-English brief like "industrial investment in QLD, budget $600k, ideally tenanted"
by searching the live market in real time and returning a ranked shortlist of genuine
for-sale properties — each one it has actually read on the source portal, with a link so you can verify it.
It is a research and shortlisting assistant, not a substitute for your own due diligence.
Running a search

Type a brief in the "Describe what you're looking for" box (plain English), and/or set the filters (state, type, price, tenancy). You can use either or both.

Press ✨ Search. It takes 1–3 minutes — it is reading real listings on the portals right now, not pulling from a stale database.

You get a market overview plus a ranked shortlist. Every listing shows a match badge — STRICT MATCH (fits all your criteria) or CLOSE MATCH with a note on what it bends (e.g. slightly over budget).
What you can do with the results
⭐ Shortlist saved on your device
Tap the star on any result to save it. Your shortlist collects listings across every search and survives page reloads, so you can build a set for a client over time. Open it from ⭐ Shortlist in the top bar — compare, download, or clear from there.
⚖️ Compare side-by-side
Turns the shortlist into a table (price, size, match, location, yield/value, source) and highlights the best in each row. The fastest way to decide between options.
🔍 Dig deeper ~$0.03
Ask the AI a follow-up about the results on screen — "which suits a hands-off investor?", "what should I check before offering?" It analyses the current shortlist (no new market search), so it is fast and cheap.
Refine ~$0.05
A second AI pass to re-rank or filter the current shortlist — "only freestanding buildings, rank by yield". No new market search.

Save a clean report as HTML or PDF, or copy a read-only link to send a client. Re-opening a shared or saved report is free — it does not run a new search.

Spending is hard-capped by a safety guard (a daily and hourly dollar limit plus a max number of calls). If the cap is reached, searches pause until the window resets — this exists to prevent runaway cost. Live spend and the on/off control live on the control panel.
Honest limitations — please read
- Always verify on the source listing before acting. Every result links out — prices, availability and tenancy can change, and listings sell.
- It is a shortlist, not the whole market. The AI reads a sample of what is advertised in the time budget; it can miss listings. Absence from the results is not proof nothing exists.
- Yields and any "approx" values are estimates unless the listing itself advertises a figure — they are labelled as such.
- For-sale only. Lease listings are deliberately excluded; if you ever see one, that is a bug worth reporting.

Cost control
- All AI usage passes a shared guard (SQLite ledger + rolling daily/hourly windows). Instant off: the on/off toggle on
/admin.php.
- Caps are edited on
/admin.php and are clamped server-side so no runaway limit can be set.
- Nothing scheduled calls the AI — only a person clicking Search/Refine/Dig-deeper spends anything.
Architecture in one line
The live web is the source of listings (the AI searches portals in real time); the local database is used only for market context (supply by suburb), never to supply listings — so results can never be stale.
Open handover items
- Rotate the old API key that predates the company account.
- Cancel the legacy scraping subscription — the AI-first tool does not use it.
- Migrate off the temporary domain onto the client's own domain when ready.
